Roof Replacement & Asbestos Removal

Project Overview

The Gaerwen Depot Industrial Estate in Anglesey required the removal of hazardous materials and a comprehensive refurbishment of the maintenance building. T&S Environmental was tasked with removing asbestos insulating board and cement sheeting from the roof, followed by the installation of new composite panels. This project demonstrated our ability to manage complex refurbishment projects while maintaining strict safety and environmental standards.

Initial Requirements & Challenges

The project required the safe removal of asbestos-containing materials from the roof and the installation of new roofing systems. The initial assessment highlighted poor roof conditions, necessitating careful planning and execution to ensure safety. Our team also had to reinforce areas with steelwork due to blown render and damaged blockwork, adding another layer of complexity to the project.

Investigation & Findings

A thorough survey revealed significant contamination from asbestos materials and structural weaknesses in the building. The survey outlined the need for secure storage of materials and plant, safe scaffolding for elevated work, and the use of netting and new sheeting to address structural issues. This comprehensive approach was critical to ensuring the safety and efficiency of the remediation process.

Approach & Solution

Our approach involved several key steps:

Initial Assessment: Identified secure storage needs and organised a 20-foot container for materials and plant storage.
Safety Concerns: Noted poor roof conditions and communicated issues to the responsible parties.
Scaffold Design and Enclosure Construction: We installed scaffolding to ensure safe access to elevated work areas and provided secure storage for materials and plant. The scaffolding setup also supported airlocks and extract fan units necessary for the asbestos removal process.

Asbestos Removal Techniques: Conducted under fully controlled conditions, our team used careful handling techniques to remove asbestos materials safely. The installation of new AS35p 100mm Composite Panels with .5mm Plastisol and 200 Microns coating ensured the building met all safety and environmental regulations. The new panels provided superior insulation and durability, enhancing the overall quality of the refurbishment.

Structural Work: Reinforced areas with steelwork due to blown render and damaged blockwork. Removed external sheeting and completed internal netting before installing new sheeting to secure the building's structural integrity.

Navigating Challenges

The project required the involvement of a scaffold contractor with an HSE License for asbestos removal. Adverse weather conditions and the need for secure scaffolding and powered platforms sealed in polyethylene to prevent fibre ingress presented unique challenges. These were managed through meticulous planning and adherence to safety protocols. Weather interruptions also necessitated work suspension to ensure team safety, showcasing our commitment to maintaining the highest safety standards.

Outcome & Impact

The project culminated in a fully refurbished and decontaminated facility. An independent analyst confirmed the removal of all asbestos, dust, and debris through extensive visual inspection and air testing. The high standard of work and compliance with safety regulations earned us additional projects across the client's nationwide estate. The new roofing system significantly improved the insulation and structural integrity of the depot, contributing to better energy efficiency and compliance with current building standards.

Timeframe & Constraints

The need for swift yet safe remediation, combined with stringent licensing conditions and the high-risk nature of asbestos removal, required focused and timely execution. The project was completed successfully, reinstating the building for safe normal use and occupation despite adverse weather interruptions.
